availability and prices
The Cottage changeover day is Friday. Arrival from 4.00pm onwards and Departure before 10.00 am.
Please complete the booking enquiry form and email or post back for confirmation of your booking. A refundable cautionary deposit of £200 is required and a non–refundable deposit of 25% of the total cost is required to secure your booking .This is payable by cheque. The full amount is payable by cheque 6 weeks prior to occupation. Non payment by the due date will be treated as cancellation. If you book 6 weeks or less before the arrival date you must pay the total price on booking.
In the event of cancellation, please advise us immediately. We will attempt to re-let the property and return your payment, less the 25% deposit. If we are unable to re-let all monies will be forfeited. Visitors should ensure they have adequate holiday insurance should this be likely.
The names and number of people occupying the house must not be altered or exceed the number stated without written approval from the owner. We do not accept same sex groups or groups where the majority are under 25 years.
The house should be left clean and in the same good condition as found. Any breakages should be reported and we reserve the right to charge for any non-trivial damage. The owner is entitled to deduct from the Cautionary Deposit the cost for remedying any breach of these obligations together with the cost of any service/goods provided for you and for which you have not paid.
All areas are strictly no smoking
Electricity and Oil Central heating is included in your rent. Log are provided for the wood burner
In the unlikely event of the house being unavailable for reasons beyond our control, e.g. fire damage, we will give a complete refund. No further liability will be accepted.
The use of accommodation including the gardens and games room and areas on and around the smallholding is entirely at the Hirer's risk and no responsibility can be accepted for injury, loss or damage to the Hirer or Hirer's companions, guests or horses
If you fail to observe any of the conditions or abuse the property we, the owners, will have the right to require you to vacate the house at once without any compensation becoming payable to you.
